Item 7.01 Regulation FD Disclosure - --------- ------------------------ There has been recent publicity regarding the CalPERS/ First Washington portfolio. Regency obviously has looked at and has an interest in the portfolio. It is our understanding that other private and public buyers are also actively pursuing the purchase. As far as we know, First Washington/ CalPERS has not made a final decision. We do not intend to comment or respond to questions regarding the portfolio until, if and when, an announcement is made that First Washington has, in fact, agreed to sell the portfolio and who the buyer is. 2
